MIYAGI, JAPAN – Mapletree Investments Pte Ltd (“Mapletree”) is pleased to announce the groundbreaking of Mapletree Sanbongi Logistics Centre, a new logistics development in Osaki-shi, Miyagi Prefecture, Japan, and the third project under Mapletree Japan Investment Country Private Trust (“MAJIC”) to break ground in 2026.
The project reflects MAJIC’s growing logistics portfolio across Japan and Mapletree’s continued focus on developing quality, well-located logistics assets in key regional markets.

Strategically located in the Tohoku region, the development is designed to meet evolving supply chain needs and support long-term logistics demand.”
The three-storey box logistics facility will have an approximate gross floor area of 69,500 square metres upon completion in April 2028.
Designed as an efficient multi-tenant facility, Mapletree Sanbongi Logistics Centre comprises flexible small-box units that can adapt to changing market needs. Its 40 truck parking spaces and 12 truck waiting spaces support operating licence requirements for small-scale logistics or transport operations. Units can be configured for smaller warehouse operations or larger transfer centre functions, with freight elevators and vertical conveyors facilitating efficient vertical cargo movement.
Beyond its flexible design, the development is also positioned to support regional distribution flows across northern Tohoku. As a closer alternative to established hubs such as Kuki Junction in Saitama Prefecture, which serves consumer goods bound for key cities including Aomori, Akita and Morioka, Mapletree Sanbongi Logistics Centre is well-placed to meet demand for regional storage and relay facilities in northern Japan.
Anticipated occupier demand is expected to be broad-based, including logistics operators serving the semiconductor and automotive industries, as well as distribution activities supporting the greater Sendai metropolitan area. The development further strengthens Mapletree’s Japan logistics platform and MAJIC’s portfolio of quality, modern logistics assets, aligned with the Group’s focus on building its global logistics platform through an accelerated development strategy.
