Mapletree Breaks Ground on 419,520-Square-Foot Industrial Facility in Chicago’s Joliet Submarket

CHICAGO, IL – Mapletree Investments (“Mapletree” or “the Group”) has broken ground on a 419,520-square-foot (“sq ft”), best-in-class industrial facility in Chicago’s Joliet submarket. The property sits on a 29.36-acre site at 1851 Brandon Road (formerly 1035 W. Laraway Road) with delivery scheduled for 1Q 2027.

“This groundbreaking brings another high-quality logistics asset to one of the most established distribution hubs in the country,” said Richard Prokup, Chief Executive Officer, United States (“US”), Mapletree. “Following a series of recent industrial divestments, Mapletree continues to scale its US development pipeline with well-located, institutional-grade assets across high-demand logistics corridors.”

Situated along the I-80 and I-55 interchange, 1851 Brandon Road provides direct connectivity to the Joliet Intermodal Center — North America’s largest inland port — which is home to the Union Pacific and BNSF Joliet Intermodal Terminals. Targeting LEED Silver certification, the property will feature 40-ft clear heights, 78 dock doors, four drive-in doors, 172 car parking spaces and 97 trailer stalls upon completion.

Mapletree currently owns and manages approximately 9.8 million sq ft of industrial assets in the Chicago area. These holdings contribute to the Group’s broader US logistics footprint, which totals more than 60 million sq ft.

In May 2026, Mapletree acquired a 96.8-acre site at 370 Smithburg Road in Manalapan, New Jersey, where it plans to develop a 952,720-sq ft logistics facility. The development will feature two buildings with warehouse footprints of 300,220 sq ft and 652,500 sq ft, with completion expected in the first quarter of 2028.

The 1851 Brandon Road groundbreaking adds to a series of recent construction milestones:

  • 1180 Corporate Center Drive East: In November 2025, the Group broke ground on a 420,262-sq ft logistics facility on a 37.64-acre site at 1180 Corporate Center Drive East in Tobyhanna, Pennsylvania, adjacent to its existing 1.3 million-sq ft industrial asset at 2086 Corporate Center Drive West.

  • 1360 Schiferl Road: Known as the Bartlett Commerce Center, the 149,100-sq ft building sits on an 8.2-acre parcel adjacent to Mapletree’s existing 400,000-sq ft warehouse. The site broke ground in October 2025.

  • 3600 Houbolt Road: That same month, Mapletree broke ground for a 312,306-sq ft warehouse on an 18.11-acre site with direct connectivity to the Joliet Intermodal Center.

  • 1960 Burlington-Mount Holly Road: In July 2025, Mapletree broke ground on a 250,000-sq ft industrial facility in Westampton Township, New Jersey. Set on a 22.5-acre site, the planned facility is located near major transportation arteries, including the New Jersey Turnpike, airports and seaports, making it well positioned to serve as a distribution centre and last-mile delivery hub.

Mapletree also recently completed the 53,995‑sq ft expansion of 350 Gills Drive, bringing 204,540 sq ft of high‑quality logistics space to the downtown Orlando market, which is now leased to Howard Fertilizer & Chemical.

Mapletree owns and manages approximately 60 million sq ft of industrial assets across the US and has a development pipeline of over 2.5 million sq ft. Since entering the US real estate market in 2014, the Group has built a diverse portfolio spanning logistics, data centre, office, student housing and multifamily properties. As of March 31, 2026, the US accounted for ~22% of the Group’s total assets under management, valued at ~$59.5 billion (S$76.2 billion).

HO CHI MINH CITY – More than 300 wildlife photography enthusiasts and birdwatchers gathered at SC VivoCity in Ho Chi Minh City at the opening and prize presentation ceremony of the ‘Wild Birds and Mammals of Vietnam’ Photography Exhibition. Now in its second year running, this year’s exhibition held from 12 to 17 October focuses on the theme of endangered birds and mammal species in Vietnam, and is jointly organised by WildTour, the Vietnam Wildlife Photography Club and BirdLife International, supported by the Ho Chi Minh City Photography Association (HOPA), and sponsored by Mapletree Investments, Canon Vietnam and Lexar. ‘Wild Birds and Mammals of Vietnam’ is a culmination of a month-long, nationwide photography competition with a focus on Vietnam’s endangered species from July 2024 to early September 2024. 

This year’s exhibition profiles wild birds and mammals in Vietnam. Vietnam supports some of the highest concentration of endangered species in Southeast Asia. Of note is Vietnam’s diversity of primates, among the most imperilled primate faunas in the world, and home to the charismatic Tonkin Snub-nosed Monkey and the Delacour’s Langur. Similarly,  Vietnam’s bird fauna is rich but threatened by habitat loss and trapping for the pet trade. ‘More than 400 images were received by our team, many of them exceptionally high-quality images of some of Asia’s rarest bird and mammal species’, observed Mr Nguyen Truong Sinh, lead organiser of the competition and chairperson of the Vietnam Wildlife Photography Club. He also chaired the judging panel with seven other experts. Dr Yong Ding Li who represents BirdLife International on the panel agreed and noted that the images received were more diverse than the inaugural competition in 2023 and reflects a rapidly growing interest in nature photography in Vietnam.

The Exhibition coincided with the World Migratory Bird Day weekend on 12 October 2024, held twice a year to celebrate the spectacular movement of birds across the globe every Spring and Autumn. Over this time, millions of migratory birds can be expected to be on their journeys across the Asian continent, moving from wetlands to wetlands along the East Asian-Australasian Flyway, including here in Vietnam. Several migratory species were featured among the exhibited images, including among them the Spoon-billed Sandpiper, Great Knot and Wallcreeper, the last an extremely rare visitor to northern Vietnam.

Mr Edmund Cheng, Chairman, Mapletree, added: “We are pleased to witness our support for environmental awareness in Vietnam gain momentum, starting from our first migratory bird event in 2023 at the wetlands of Can Gio. “It was great to see the high quality of submissions received from not just photographers in south Vietnam, but also from further away in Ha Noi and Da Nang. I was particularly impressed with the fantastic selection of  Vietnam’s endemic and wild birds documented in these photographs. The selection of mammals was equally impressive, with some of the best shots of the rare Cat Ba Langur. Eventually our committee of judges agreed that the Tonkin Snub-nosed Monkey image by Mr Chung Van Thanh was the best of the lot”, observed Mr Nguyen Hoai Bao, director of WildTour and chairperson of the judging panel with five other experts.  

This year’s exhibition is the fourth World Migratory Bird Day event supported by Mapletree since 2023, starting from the ‘Celebrating Migratory Birds in Vietnam’ activity organised in Can Gio wetlands by WildTour and BirdLife. In 2024, Mapletree supported the first ever Vietnam Bird Race, held at Tràm Chim National Park. The organisers and supporters of this event plan to build on the success of this year’s event and introduce new elements to attract more bird and nature enthusiasts from across Vietnam. The Vietnam Bird Race will take place annually and the next iteration is slated to be held in May 2025.
